The average price of homes in the top seven Indian cities has increased by 23% year-on-year, reaching Rs 1.23 crore in the first half of the fiscal year 2025, compared to Rs 1 crore during the same period in FY24, according to a report on Wednesday.
The surge in home prices comes amid rising disposable incomes and private consumption, along with strong demand for luxury homes post-pandemic. Between April and September 2024, over 2.27 lakh units worth Rs 2.79 lakh crore were sold across the top seven cities. While the number of units sold saw a slight 3% drop, the total sales value increased by 18%, indicating robust demand for higher-priced properties.
Among these cities, Delhi-NCR saw the highest rise in average ticket size, jumping 56% from Rs 93 lakh in H1 FY2024 to Rs 1.45 crore in H1 FY2025. Despite a small decline in the number of units sold, their total value surged by 55%. Bengaluru followed with a 44% increase in the average ticket size, rising from Rs 84 lakh to Rs 1.21 crore. Hyderabad also saw a 37% jump in its average ticket size, reaching Rs 1.15 crore.
In contrast, the Mumbai Metropolitan Region (MMR) saw no change in the average ticket size, which remained at Rs 1.47 crore. Despite this, the MMR’s total sales value grew, reflecting continued demand in the region.
