Prestige flyover project gets BBMP approval
Real estate developer Prestige Group has received approval from the Bruhat Bengaluru Mahanagara Palike (BBMP) to construct a 1.5-kilometre-long flyover connecting Sarjapur Road to the Outer Ring Road (ORR). The flyover aims to ease traffic congestion in the bustling Bellandur area and improve access to the upcoming tech park developed by the firm.
Prestige had first applied for permission in August 2022, followed by a revised proposal in November 2023. The company raised concerns about severe traffic on Old Airport Road and Kariyammana Agrahara Road, the key approach routes to its Prestige Beta Tech Park, expected to employ over 5,000 people. Following a review and with the nod of Deputy Chief Minister D.K. Shivakumar, BBMP granted clearance in April 2025.
The flyover will be constructed alongside a public road and adjacent to a stormwater drain (rajakaluve). In lieu of acquiring more public land, Prestige has offered to widen Kariyammana Agrahara Road and bear the full construction cost. BBMP has allowed the company to receive Transferable Development Rights (TDR) as compensation, provided all legal conditions are met.
The Initiative mirrors similar public-private partnerships like those by Manyata Tech Park, Lulu Mall, and Bagmane Group. Civic experts, including Mahadevapura Task Force member Clement Jayakumar, have urged BBMP to ensure the flyover serves the public, not just tech park employees. BBMP officials say the project will reduce travel time to Sakra Hospital Road by 2.5 km and boost Bengaluru’s urban infrastructure through strategic collaborations.
