Ultra-luxury home sales soar in Delhi-NCR

Sales of ultra-luxury homes priced at Rs 50 crore and above in Delhi-NCR skyrocketed by an incredible 2,550 per cent year-on-year during the first half of 2025, according to a new report by Knight Frank India released on Thursday.

Homes in the Rs 20-50 crore range also grew sharply, rising by 1,233 per cent. This surge highlights growing wealth and strong confidence in the region’s real estate market.

In H1 2025, houses priced above Rs 2 crore accounted for 57 per cent of all sales, up from 43 per cent in the same period last year. Ultra-luxury projects in Gurugram, especially along Golf Course Road and Southern Peripheral Road, are selling fast, with 60-70 per cent of units sold right after launch.

Mudassir Zaidi of Knight Frank India said the market is shifting toward premium housing as buyers focus more on quality, lifestyle, and exclusivity rather than just investment gains.

Gurugram remains the leader, contributing 51 per cent of total home sales and 55 per cent of new launches in H1 2025. Its growth is supported by major infrastructure upgrades like the Dwarka Expressway, Sohna Road, and Southern Peripheral Road.

Meanwhile, Noida and Greater Noida together made up 30 per cent of sales and 29 per cent of new launches. Greater Noida led in this segment because of available land and big projects like the upcoming Noida International Airport.

Home prices in NCR rose 14 per cent year-on-year, reaching an average of Rs 5,535 per square foot. Key areas like South Delhi and prime Gurugram neighborhoods saw the sharpest price increases.
