Mumbai sees record property registrations in 2025

Mumbai recorded its highest-ever number of property registrations in the first four months of 2025. From January to April, 52,896 properties were registered, marking an 8% rise over the 48,819 registrations during the same period in 2024, as per a report by Anarock released on Thursday.

Revenue from these registrations also reached a new high, touching ₹4,633 crore—21% more than the ₹3,836 crore collected in the same period last year. This data was confirmed by the Maharashtra Inspector General of Registration (IGR).

The average property price stood at ₹1.57 crore, nearly the same as in 2023 and 2024. However, compared to 2021, when the average was ₹1.02 crore, there has been a 54% jump. This shows a growing demand for high-priced homes over more affordable ones.

April 2025 alone saw over 13,080 property registrations—the highest in any April since 2019. The revenue collected in April was about ₹1,115 crore, up 5% from April 2024, which had 11,648 registrations.

Interestingly, this surge came even though Mumbai’s overall housing sales dipped in early 2025. Q1 2025 saw about 21,930 homes sold—28% less than Q1 2024.

Experts say the March 2025 spike, with 15,501 properties registered, drove the record. This came just before a 3.9% increase in Maharashtra’s ready reckoner rates for FY26. March became the most active registration month in three years, showing strong interest despite market challenges.
