Sharp rise in Karnataka housing board flat prices in Bengaluru

If you thought you could grab a Karnataka Housing Board (KHB) flat at a reduced price, think again. The prices of KHB flats have surged drastically, leaving many shocked. In the past four years, the prices of these flats have tripled. For instance, a Double BHK flat in the outskirts of Bengaluru now costs a whopping ₹88 lakhs, while a 3 BHK flat is priced at ₹1.6 crore. This significant hike has left the public stunned, especially as the Karnataka Housing Board competes with private builders for market share. One of the main contributors to this price surge is the development of real estate in areas like Chandapura and Anekal. The launch of projects like the “Surya Divine Residential Complex” in the region includes luxurious amenities such as car parking, walking tracks, a clubhouse, and a library. With the ongoing real estate boom in these areas, the prices have witnessed a sharp increase. In 2021, the rate for a 2 BHK flat was ₹30 lakh, while a 3 BHK flat was priced at ₹47 lakh. Within just four years, these prices have increased threefold. The Housing Board’s decision to raise prices was a direct response to the growing demand and competition from private developers. As the real estate market continues to grow, the cost of owning a home is becoming increasingly unaffordable for many.
